1) How much is this going to cost me?

Our service to you is completely FREE. We get paid by our Tenant/Buyer. If you decide to explore a rent-to-own/lease-option strategy with us, you do NOT have to pay us anything. Our service is also Non-Exclusive, which means you can cancel at any time.

2) How long does it take for the Tenant/Buyer to buy my house?

That can depend on several different factors. We work with many Mortgage Brokers that are usually able to get most people financed after they have paid their rent on time for at least 12 months with our rent-to-own/lease-option strategy.

Since everyone's credit history and circumstances vary, that time period could be either longer or shorter depending on their situation. Because of this, we cannot guarantee the exact time the Tenant/Buyer would secure their financing. Usually, our Tenant/Buyers qualify for their mortgage within 12–36 months. We always work aggressively to get them financed as soon as possible.

3) How do I get my rent payment each month?

We can set it up however you like. Some of our Home Owners like for us to electronically send the payment each month straight to their bank account.

Others prefer us to set up an escrow account where we mail the rent payments to the Escrow Company and they pay your mortgage company directly. You are able to contact the Escrow Company at any time and request a statement of activity to verify when payments are made.

4) What if the Tenant/Buyer tears up my house?

Our objective is not to find you a typical renter. Our objective is to find you a buyer who will eventually own your home. We conduct a thorough background check before entering into any agreement with them.

Damages are rarely an issue because Tenant/Buyers have a true homeowner mentality. They realize this is the home they are purchasing and take responsibility for regular household maintenance and upkeep.

9) How does the Option Fee work?

In a lease-option transaction, the parties may agree to a non-refundable option fee in exchange for the resident's contractual right to purchase the property during a specified period.

The treatment of the option fee depends on the written agreement. When structured as a credit toward the purchase price, the agreed credit can be applied at closing if the option is exercised according to the contract.

10) Does every property qualify & do I have to accept an offer?
