What is a Rent To Own ?

A Rent To Own is essentially a Rental Agreement combined with a Purchase Agreement.


A Tenant/Buyer leases your property for a specific period of time and then has the option to purchase the property before the end of the Lease Agreement.

Sales price, length of rental, closing costs, and maintenance repairs are all negotiated much the same as a conventional real estate transaction.

1) How much is this going to cost me?


Our service to you is completely FREE. We get paid by our Tenant/ Buyer. If you decide to do a Rent To Own with us, you do NOT have to pay us anything. Our service is also Non-Exclusive, which means you can cancel at any time.

2) How long does it take for the Tenant/Buyer to buy my house?

​

That can depend on several different factors. We work with many Mortgage Brokers that are usually able to get most people financed after they have paid their rent on time for at least 12 months with our Rent To Own Program. Since everyone's credit history and circumstances vary, that time period could be either longer or shorter depending on their situation. Because of this, we cannot guarantee the exact time the Tenant/Buyer would secure their financing. Usually, are Tenant/Buyers qualify for their mortgage within 12-36 months? We always work aggressively to get them financed as soon as possible.

3) How do I get my rent payment each month?

​

We can set it up however you like. Some of our Home Owners like for us to electronically send the payment each month straight to their bank account. Others prefer us to set up an escrow account where we mail the rent payments to the Escrow Company and they would pay your mortgage company. ( You would be able to contact the Escrow Company at any time and request a statement of activity so you could see when the rent/mortgage was paid.

4) What if the Tenant/ Buyer tears up my house?

​

Our objective is not to find you a renter. Our objective is to find you a buyer who would eventually own your home. We conduct a thorough background check before entering into any agreement with them. Damages are rarely an issue. Tenant/Buyers appear to have a different mindset than renters.

5) Is your company a Real Estate Agency?

​

No, we are Not Realtors and we are Not affiliated with any Real Estate Agencies. We are an independent Real Estate Investment Company that focuses on Buying and Selling residential and commercial properties.

6) What are some of the qualifications for your Tenant/Buyers? 

​

* Must have adequate income to afford the rent/mortgage

* Good job history

* Pass a criminal back ground check

* Decent credit score

* Provide character reference letters

* etc...

7) What are some of the advantages of selling your house as a Rent To Own?

​

We put our Tenant/Buyers through an intensive pre-qualification process before they are even permitted to look at the house. The Tenant/Buyers main goal is to purchase your home within a short period of time. They have a different mindset of typical renters. They realize the house that they will be living in will be the home that they will be purchasing in the future. All household expenses and maintenance repairs are taken care of by the Tenant/Buyer.
